With realistic achievable asking prices sliding by as much as 25% from the market highs of 2014, you might think that signals doom and gloom for most people.  For the majority of the market who bought pre 2013 however this is an opportunity and a positive outcome of a slowing market that has been checked by a number of factors including Brexit, tax changes, both on higher value properties, and the investment property sector.

Admittedly, taxes are greater than they were previously but this has forced many smaller investors to dispose of their investment assets.  With rental yields outstripping inflation by a significant margin and the demand for rental properties due to increase significantly, the smart investor might look at property again as a long-term answer i.e. for more than ten years.

Developers and institutional investors have also been encouraged to invest in longer-term residential assets.  PRS (Private Rental Sector) where developers build not to sell on but retain to let on a long-term basis is proving hugely popular.  Statistics suggest that 40% of London households could be private renters by 2030, such is the changing dynamic in the London property market.
