Halifax removes full buildings survey option

Halifax for Intermediaries has removed the option for homebuyers to opt for a full buildings survey when they apply for a mortgage.

 

If the applicant would like a full structural survey on the property they will need to find a surveyor and negotiate a price.

 

Halifax recommends the search service on the RICS website to find a local RICS accredited surveyor.

 

Aaron Strutt, product director at Trinity Financial, says: “Many of the lenders provide a free property valuation, but they do not include a report on the condition of the property. In some cases a computer will provide a valuation or a valuer will visit the property but many of the lenders do not make the report available.”

 

If you apply for a mortgage through Halifax, you will need to pay a £200 fee to obtain a valuation for lending purposes. 

 

If you paid for a survey and it was completed by a RICS accredited surveyor and it had a different valuation figure, Halifax will accept their report as evidence for an appeal using their standard appeals process.
