Our clients:

One of our clients was a doctor and she had been a partner in her practice for a year. Her partner was a marketing manager working on an employed basis and they had 25% equity in their property.

What were they looking for? 

They had come to the end of their fixed rate with their existing bank and were not happy with the terms they were offering. As they were already on an expensive standard variable rate they asked us to help them secure a more competitively priced two-year fix using her partnership income.

Why was it difficult?

Our clients were struggling to find a lender willing to provide them with a large enough mortgage because there was not enough of a track record of the partnership income.    

How did we help? 

Trinity’s broker applied to a lender happy to accept a letter from an accountant explain that the partnership income is likely to stay the same in the second year.  

What was the rate?

The 1.26% rate was fixed until 31/01/2022, and it had a £999 arrangement fee. After the fixed-rate period, the mortgage reverts to the lender's standard variable rate, which is currently 4.24%. The overall cost for comparison is 3.8% APRC.
