"The average loan-to-value at the big banks is about 50 per cent," says Aaron Strutt of Trinity Financial, a firm of brokers.

That speaks volumes about the amount of equity or size of deposit lenders like to see: they feel comfortable with a deposit of at least 20 per cent.

They're going to reject anyone who has missed a credit card or mortgage payments in the past.
